Kara J. Fishman, MAI, has been appraising property since 1989 and has been an MAI since 1994. She has extensive experience appraising vacant land for residential and commercial development, as well as commercial and income producing properties. The latter has been comprised of a mix of multifamily, industrial, office, retail and special purpose properties.

Appraisal reports are typically prepared under the Uniform Standards of Professional Appraisal Practice (USPAP), with additional guidelines followed including the Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA - "Yellow Book") and IRS Charitable Donations of Qualified Conservation Interests.

 Appraisal services prepared for private landowners, non-profits and government entities involving land valuation for:

  • Partial (easement) and fee purchases by CT DEP under its open space acquisition programs
  • Partial (PDR) and fee purchases by CT DOA for the purchase of development rights by the CT DOA's Farmland Preservation Program
  • Open space and recreational land acquisitions by towns
  • Fee-in-lieu-of open space dedication under CT General Statutes 8-25 and 8-25b
  • Government entities and utilities including the redevelopment agencies, housing authorities and water companies
  • Private landowners making or considering qualified conservation contributions and bargain sales.
